can a filipino minor acquire a property?
if so, will the names of guardian or parents appear in the deed of sale and title?
once that minor reaches legal age, is it required to pay another transfer tax/gains tax in order to transfer the title to his name (without the names of guardian/parent)?

a minor has no legal capacity to purchase a property. parents or guardians must buy on his/her behalf stating in the deed of sale that the subject of the sale is in trust for the said minor.

attorney..pls help po..mayron akong minor child at hindi kmi kasal ng father..bumili sya ng house and lot. sa contract of sell sya ung nakapanglan,sa deed of sale nkasaad..paid and receipt of which hereby acknowledge sa pangalan ng anak kong minor,represented by his legal guardian yong pangalan ng father ng anak ko then TRANSFER AND CONVEY unto sa name ng anak ko na 3 yr old palang..hindi po ba magkaka problem?kasi po hindi kami kasal ng father at may legal wife sya..pls pls advise po..para po sa anak ko..

that's ok. it can also be mom in trust for child.
