Hi atty,

Our landlord is asking for a 30% increase in our rent if we want to renew for another term. Our contract specifically states that the increase should only be a maximum of 10% at the end of a term (annual) He says that if we dont agree to the 30%, he will just ask us to leave after the term, then get a new tenant after a few months.

Can he do that? Does the rent control clause in our contrat offer us any real protection?

He says he can always just say he will be using the unit already and ask us to leave, then look for a new tenant who is willing to pay the much higher rent. Is it really that easy to circumvent?
