I have a female cousin, then she got an unfinished 4 door Apartment with her husband back in 2002 i think. Last 2009, her husband died.

Now she got the Title with also her husband name as co-owner, she wants to mortgage it so she can finish and renovate it. However, since the Title got a Co-Owner which is her deceased husband, she was denied for a Loan.

How can she fix the said Title so that only her name will appear?

Please advise po, please.

she has to settle the estate of her husband by executing an extrajudicial settlement, paying taxes so that the property can be transferred to her or with her children if any.
