Hi! I came across this site while looking for procedures on how to process the transfer of title of my deceased grandmother's property. Here's the story:

My father was orphaned at a very young age and his mother left a parcel of land. My father is already 64 yrs old and he decided to transfer the land title from his mother's name to his three children.

One of our relatives has been processing the transfer way back 1992. And until now I haven't seen any progress yet.

Hope you could give me some information/procedures/advise on what actions should we take to expedite the transfer. Thank you!

Is it possible if we would just secure a Deed of Sale from our father? Can my father execute such even if the title is still under my grandmother's name?

Please provide me some options on what we should do to transfer the land title to our names.

you should settle the estate of your grandmother. if you can, wait for the bir to issue another period for amnesty which they did last 2009 so you won't be charged penalties for not paying the estate tax.

then the property can be transferred to your father. he can just wait to pass away and the property will transfer to the children and his wife (if any)

My father waived his rights over the property and instead executed an instrument indicating therein that we, the three children, will be named as owners of the land.

Hi,
No wills have been made by neither my grandparents nor my parents. We have property in the province which is still in the name of my grandfather. May granfather had allocated their properties to his children and so my father and his siblings know which properties they now own. Now that my father has passed away, where do we start and what are the steps we have to take to be able to transfer the property in our (me and my siblings) names? We have not really handled these properties and believe some people are occupying them now.

How long will the whole process take?
