Hello po...

Tanong ko lang po sana kung applicable ba din sakin ang Maceda Law if I only paid for 14 months?...

12 months po kasi ang downpayment and right now 2 months na kami sa inhouse since di kami makakuha ng bangko na magbibigay ng loan samin.

So we are planning na igiveup nalang ang pagbili ng house and lot...

So, kahit po ba na 14 months plng kami nagbabayad, applied pa din ba samin ang Maceda law?

sabi po kasi dito sa law:
"where the buyer has paid at least two years of installments, the buyer is entitled to the following rights in case he defaults in the payment of succeeding installments:"

at least two years lang daw... pero sabi din sa isang section:
"In case where less than two years of installments were paid, the seller shall give the buyer a grace period of not less than sixty days from the date the installment became due."

Can anyone explain it to me? It will be really appreciated.

No, 14 months is less than 24 months, you only get a grace period.
