Hi, hope you can help me out. May purchase po kami property bale house and lot na itatayo pa lang ng developer vv soliven. Along with deed of sale, pinapapirma rin kami ng deed of rescission. Based sa pag check ko ng document at sa internet, parang katunayan nag papa void sya ng deed of sale. Sabi ng manager para daw pag tinakbuhan sila may hawk sila. Tama ba pag kaka intindi ko sa deed of rescission at pwede ba talaga sila mag p pirma nun? Normal lang ba sa real estate industry to? Maraming salamat po sa sasagot.

hindi ba kayo magbabayad ng down payment like 20% of the property price? kasi if you will shell out a down payment, then that is their "pinanghahawakan" in terms of loan default since di nyo basta basta marerefund yun.

Mag issue din kami ng post dated cheques for the 20% down payment ( 18 months). Do you know if this is normal requirement sa pag bili ng house and lot sa mga Developers? another thing is kailangan ko din daw mag issue ng Cheque amounting to the 80% of the property cost, as guaranty daw habang wala pang approval yung Bank loan. Would you know if Normal lang din ba yun? Thanks.

imho di kayo dapat pumirma ng deed of rescission para lang may panghawakan si developer. since meron sila nito, balewala yung deed of sale nyo. ano ba ang clause nung deed of rescission sa pinapapirmahan sayo? may specified ba na pag nagbreak ka lang ng contract tsaka magiging valid yun?

i suggest kumuha ka ng katiwatiwala na licensed real state agent para matulungan ka sa pagbili nyo. oo magbabayad kayo ng fee pero mas maganda na to kesa naman sa sumakit ang ulo nyo later on.
