I live in Australia and have trouble trying to sort what can be done to solve my problem.
I purchased and paid for a property in Cagayan de Oro, Mindanao, in January 2012. When the title for the property was received it did not have my name as I was not and/or aware of Torrens Law.
I had a clause added (signed by myself and my lady friend, witnessed by a licensed Attorney in CDO) that if the relationship broke down the property should be sold and 75% of the funds would be returned to me and my lady friend to receive 25%.
I have been advised the property was sold in mid 2014 without my knowledge and no funds have been transferred to me.
What should I do to resolve this problem?

you are not a filipino? this was land or was it a condominium?

if you are a not a filipino, and this was land covered by a Transfer Certificate of Title (as opposed to a Condominium Certificate of Title) then it may be difficult for you to collect, unless you can make it appear that this was just a loan and it was not intended for you to be an owner of a property.
