Good PM. gusto ko lang po magtanong about sa napurchased ko na lot via developer. sa ngayon po dapat iloloan ko na the remaining balance sa Pag-ibig fund, kaso nafound out na may Lot deccripancy. (di daw po maclose kasi instead na east west yung nailagay) yung una ang update saakin need court proceedings daw, then later on annotate nalang daw ng ROD. so as of now nasa ROD na yung land title wait nalang mailabas. ang tanong ko po if na annotate na sa ROD so it means po ok na yung technical descripancy? kasi winoworry ko kapag na iloan ko na yun sa ag-ibig fund baka sabhin may problema and then since settle n ako sa developer ako na ang mag aayos po. thanks

Hello po.

That shouldn't be too much of a problem.  The developer most likely secured a lot description with computation from the Bureau of Lands, and had an affidavit of correction annotated on the title.  Even if the area did not close, Pag-IBIG will check the annotations and find that a correction was already annotated.  

The discrepancy will not go away though.  To correct the title will take a court order.  But the annotation usually is accepted by Pag-IBIG.
