Hello! We have a property in Manila, Philippines and we are residing here in USA.  Were planning
to sell this property asap.  The property was still in my mothers name.  Were looking for a buyer.
What is the instrument that we need to do if we happen to have a buyer soon.  Is Extrajudicial Settlement with absolute sale applicable in this case or do we need to transfer first in our names before we sell it.  What is the easiest and most simplest procedure for this because we are all in US and no one is in the Philippines.
