I have the greatest wife a man can ask for. We have been threw a lot. we will be celebrating our 8th yr together next yr. At first we weren't married cause she was legally married; but separated for yrs. I prayed and i waited until we found the the right lawyer to file an annulment. Thanks God it worked after 3yrs of back in forth with the courts. It wasn't a easy process. I paid for her a house to in 2010, and a second house in 2012. I did it because i love her and we finally were married as husband in wife. until today we are in the best of care knock on wood. I was told that the kids from her first marriage already are planning to bring trouble to my two kids over the two house i paid for. what can we do to protect our kids and property from them that never helped their mother with anything. Who are in custody of your first kids?
/If it's you, or if they are grown up, you can think of trying to put the houses in their names, preferingly TOGETHER with the land, because otherwice the houses can't be used as collateral.
If houses and land can't be put together, then make very long time (25 + 25 years) lease contracts of the land, because when the lease ends, then the houses belong to the LAND owner.

/If it's your ex wife, do something similar PLUS a paragraph they can't be sold before the kids are old enough to decide themselves.

To protect YOURSELF, a part of the deal can be you and your new wife have right to live there until you die.

those aren't my kids they are kids from her first marriage. and her ex-husband has them. they are being coached to make trouble for my kids since they are her kids.

i have nothing against my wife we are in a healthy relationship. its the ex teaching the kids that they can go get the houses.
my kids aren't of legal age to have the houses in their names.
and what happens if we want to sale it ourselves and move away, if there is a lease on it can we sale it.

I ment - who have custody of the two kids you want to PROTECT?

If it isn't changed since 30 years ago, when a friend of mine dod it, it's possible to put property in the name of the underaged kids. That's why I asked who have custody of them.

If the houses are in your kids name, I'm not sure, but I believe there are restrictions if they can be sold by the person who have custody of them. If houses belonging to the kids are sold,. then will the money belong to the kids.
House with lease can be sold, and INCLUDING the lease.
If the LAND is sold, then the lease contract the house owners have will be valid anyway.

So puting ptoperty in the name of small kids, better be done if you want to KEEP it in the family "for ever".
(In my friend's case it was a small mango farm with a small house, and that's still in the family over 30 year later.)
