Good Day! Ask ko lang po how to transfer land title po from deceased father to hia children. 1983 pa po namatay yung lolo and under pa rin po sa name nya un titulo ng lupa. Un lola ko naman po 2005 namatay. Updated naman po un amilyar n bnbyaran. Paano po ang process and un magiging cost of transferring? Thank you.

eto, bibigay nila step by step,,
meron ka lang ipapanotaryo,, then presto, sayo na ang land,
basta meron kang proof
at walang ibang legal heirs, ongoing disputes,
