My parents are married, and my dad died last sept 13, 2011. In the title it says XXXX married to XXXX, now please help us to know the STEP BY STEP PROCEDURE for Transfering the Title to my mother ONLY. To add on, updated ang parents ko sa pagbabayad ng amilyar ng lupa. I will help my mother to process the transfer kasi we dont have budget to pay the fixer. Please HELP US ASAP. We appreciate any legal feedbacks

punta po kayo sa register of deeds ng municipality nyo to find out the process of transferring the title to your mother. pero ayusin nyo po muna lahat ng probate proceedings.
