widow sold his property without his sons knowledge,,,,,is the deed of sale valid?

A widow sold me his property.
the property title is still named under gsis, although it is fullypaid
gsis wont release it when we went to get it because they want a extrajudicial agreement between the heirs.
problem is that his sons don't know that he is selling the property.
he assured me that he can complete the requirements for the title releasing and his sons will sign the agreement.
So we proceed unto the payments and making the absolute deed of sale,deed of absolute assignment,irrevocable special power of attorney.
Few months after the widow suddenly died.
my question's are,,
Is the deed of sale null or void without his sons knowledge?
Do I have any rights on that property that I paid?
what document can I make to get the title feom gsis?
