Arresto Menor

Please help last 2008 my father started selling his property/land on instalment basis, pero walang kasulatan, nakatanggap kami ng bayad ng 2008-2009 tapos after nun wala na ulit bayad, pinabakuran ang lupa ng walang pahintulot mula sa tatay ko. Namatay ang tatay ko ng 2013. Ngayon hindi na namin ibinenta ang lupa dahil hindi na nagbayad ang bumibili, ngayon gusto ng buyer magbayad kami katumbas ng naihulog nila. Dapat ba kami magbayad?

First, may title ba kayo sa lupa? And sa lupa na yun ba nakatira yung buyer?

Kung dun na sila nakatira sa lupa na binebenta ng dad mo, pwede ninyong bawiin yung lupa pero siyempre hihingiin din nila na ibalik sa kanila yung binayad nila. Pero, pwede rin kayong humingi ng bayad as rentals dun sa pagtira nila dun sa lupa ninyo.
