Good day attorneys, this site has been really helpful.

Gusto ko lang manghingi advice, kasi may binebenta akong lupa, may interesado na broker tapos my buyer na din siya pero PAG-IBIG daw sana. Hindi ko alam proseso paano gagawin, hindi din ako PAG-IBIG member.

Magbibigay daw sila ng earnest money tapos i-aapply sa pag-ibig for loan yung lupa para sa balance at ibabayad sa akin. Gusto ko lang malaman pano proseso nito at kung may proteksyon ba yung owner ng lupa kasi ang sabi sa akin, ililipat ko daw muna sa buyer yung titulo ng lupa para ma apply nila ng loan sa PAG-IBIG. Medyo diskumpyado ako e.

my experience with pag-ibig when the seller is not an accredited developer, they will require the collateral to be in the name of the mortgagor.

this can be problematic for you because, it may be that you have to transfer the title first in the name of the seller before you are paid. this can be quite dangerous if the loan is not approved.

your best reassurance is to inquire yourself with pag-ibig and see what they will require.
