Five years ago, we applied for a Housing Loan with a particular bank. As required, we have to pay certain fees including annoatation and related taxes. Last year , we decided to have our loan refinance by other bank however it did not materialized because it was found that our title was not anotated. Just recently, we had another bank refinance our mortgage and still the title was not anotated but unlike the first bank, they paid the balance and accepted the title.

Is it possible for us to demand for a refund of the anotation fees that was charge to us five years ago because no such action had taken place.
