:?:If one signs a lease contract of an apartment valid for 1 year but decides to discontinue renting in less than a year but notifired the lessor of my intention in advance can the lessor penalize me for not finishing the contract? If so what kind of penalty?

go back to your contract. normally the penalty is forfeiture of the deposit. this is valid.
