Please help me on this issue. My mother and our family are acknowledged tenant and as a compensation after subdividing the property, my mother was given a parcel of land by way of deed of donation to my mother and her heirs by the landowner on the year 2001, with stipulations that all expenses to be shouldered by the Donor. My mother died on 2008 and the Title has not been delivered to our family despite summons sent to the donor. How can we demand for the Title to the said property?
