This is what I know..

My grandmother, the real owner of the property located at Padre Burgos, Southern Leyte, died about 18 years ago and she has no title of the land because it is not required for them to get a title back then.

Before she died, they moved to Cagayan de Oro City to work but they still have communication with the caretaker(sister of my grandmother) of the land. The caretaker is benefiting from the land from harvesting copras(dried meat of the coconut). My grandparents also get a portion of the profit from harvesting copras.

They do not know what happen with the registering of the land since they lived far away and the caretaker didn't told them that they register the land to herself. My grandfather was always furious but didn't know what to do and he didn't seek a legal advice.

Now that my grandfather died, other siblings wants to go back to Southern Leyte to retire there but they can't stay and build a house on their land since it is not entitled to them. What should they do? Please help. Thank you!
