Good day!

Meron po bang batas na nagsasabi na walang right ang lessee na i-refund ‘yong one month deposit and 2 months advance nila sa lessor, kapag hindi nila tinapos ang 1 year na contract (term of lease) na pinirmahan nila?

Walang batas na ganun, otherwise, it will amount to unjust enrichment. HOWEVEr, obligations arising from contract have the force of law and must be complied with in good faith, for short, since pumirma yung lesee, it means na pumayag sya sa terms and conditions ng contract, thus, duty bound sya doon. In the end, pwedeng ma forfeit yun kasi yun ang napagusapan sa contract.
