Hi there, may I ask what are the requirements needed in order to transfer the title of a real property? Thank you

good pm, can I asked a question about the real property of my boyfriends uncle,

Here's the story:

He's selling his House and Lot to my partner for 500k and were planning to process that thru Pag ibig fund.. I'm quite confused about the documents needed because his uncle were based in Australia and he want us to process and send all the documents in Australia then he will sign, isn't it informal agreement?
