We're only 2 siblings in the family, my mom wants to transfer the title of the house and lot to me. May i know your advice what process should i undergo?

1. You must be of age (not a minor)
2. Ask a lawyer to make a Deed of Donation (NOTARIZED)
3. Make an acceptance in the Deed of Donation.
4. Take the deed to the Registry of Deeds near the place where the land is located.
