Valid po ba ang deed of sale kahit di po namin pa notarized? Kasi yung lote po na bibilhin namin is mana lang sa parents niya w/c are dead na. And the lots need to subdivide and create new titles for each new lot owners. Kasi sabi nila if na notarized ang deed of sale and w/in a year di pa nagawan ng title, may penalty na. Ano po ba dapat gawin? Matagal po ba ang pag transfer ng title sa ganitong situations?

yes, the contract of sale, as evidenced by the deed of sale, is valid even if not notarized. notarization is not a condition for the validity of a contract of sale. notarization converts a private document into a public one.

for the transfer of the title, however, the deed of sale must be notarized for recording and assessment of taxes and fees purposes.
