I've read the law related to ground for ejectment for tenants and assume that those grounds (i.e. 3months non-payment of rentals, electric bills not paid) have been established by landlord. However, the apartment is not technically registered as business in DTI and receipts are not officially coming from BIR. Does the landlord still have the rights to eject or evict the tenant in this case?

Hello. My sisters and I inherited an old apartment built in 1970. We want to sell the property because we want to enjoy the proceeds now since we are aged 71, 69 and 66 years old. My sisters are in the US. I live in an apartment in QC and I feel that I will be asked to vacate it in the near future since my landlady's daughter has asked her if she and her family can live in the unit I am occupying. We are having a problem selling the property because the tenants (2 tenants) are asking for 100,000 pesos each to vacate the property. We stopped collecting rent since March 2014. What can we do in this situation? Thank you. God bless!
