Title Processing

it goes like this we have bought a lot only property last september 2008 at a subdivision our payment scheme was deferred cash which is 3years to pay or 36 months to pay without interest.then nag issue po kami ng cheque using GMA Bank cheques.
ang problema nagsarado ang GMA bank last year so we have to settle the account by submitting the remaining cheques for the remaining months by BDO cheques.

tapos po fully paid na po kami, pano po namin nalaman na fully paid na kami? kasi po monitored po namin ang payments namin.

ang problema po pinapalabas ng developer na kulang pa kami ng 1month payment dahil nawawala daw po ung cheque for the month of feb 2010.

*ayaw iprocess ung title processing dahil daw kulang pa ng payment at hindi pa fully paid.
*bakit kami ang magbabayad eh sila ang may kasalanan kung bakit nagkaganon.

tanong ko lang po atty. anu po ang best remedy for it.

furnish your developer the proof of payment for that month. you may also ask your bank to certify that your payment was credited to the developer's account.

you may also want to write them a letter requesting for the transfer of the title and that you reserve your right to exhaust other legal remedies should your request be unheeded

kaya lang pano po yun kasi po nag-close na po ung bank na unang ginamit (sila rin nagrefer nung bank na un)

kaya po nagpalit kami ng BDO cheques.

Then provide proof that such amount was deducted from your account.
