hi im new here. I would like to seek for an advice regarding my purchase of lot. I was being offered a residential lot whose title was under the name of the daughter of my agent when she was still single(daughter).. Now the mom is selling the property.. She said she had the SPA from her daughter and passport id's of her and her husband who resides now in Germany and are now both British citizens. What are the documents i'll be needing to transfer the title from us? Will be the SPA enough and the photocopies of their passports... THANKS in advance..

The SPA should be authenticated by the Phil. Embassy in Germany and should specifically state that she is appointing her mother to sell the property, sign the Deed of Sale on her daughter's behalf and collect its proceeds.

For other transfer requirements and payment of required fees and taxes, you can check with BIR, RD, Assesor's ofc and Treasurer's ofc.
