Extra Judicial Settlement with Absolute Sale

Gud evening po,pls i ned ur advice about sa maliit na lot na nabili ko about 1year ago.
ang lot na ito ay pang aari ng Auntie ko,but
hindi pa na transfer sa kanyang pangalan kasi namana lang ito galing sa kanilang late parents,,so hindi pa talaga cya mka pagbigay ng dead of sale sa akin ngaun,, but i ask to my friend who also bought a lot with the same situation of mine,,she said i must go to a Fiscal office to get "Extra Judicial Settlement with Absolute Sale" but then when i bring it to my Aunties to get their signatures they was refused to sign it,because sa pagbasa nila sa statement ang akala nila if mo sign sila parang ibininta nila ang whole area, kasi ang nabili ko is around 150 square meters lang, and the whole area is around 5,000 sqr.meters...I am not a proffesional but i think the statement was correct, they just can not understand it., Sir/Mam possible kaya na hindi tama ang statement sa Extra Judicial Settlement with Absolute sale? pls help me ano ang dapat kung gawin para my papers na ako to prove na nakabili ako ng lupa na from my Auntie?

Good day! Po.. Ask lang po, ano na po nangyari sa Case nyo? You should register the Sale that took place sa Register of Deeds, para ma Annotate, sa Title na hawak ng Register of Deeds. Para naman may laban ka sa claims mo. Was the Deed of Sale Notarized? You mentioned nasa name pa ng parents ng Auntie mo, lahat ba ng Heirs ng Auntie mo pumirma sa Deed of Sale? Considering na wala na yung parents nila, and hindi pa nailipat sa kanila or wala pang Adjudication. right po ba?
