Atty, I need advise ... the case is like this...
Mother A and Father A had 2 children (X and Y). Father A died, and Mother A married Father B and had 1 child (Z). Father B also died. When mother A died intestate sometime in 1961, X got hold of all 11 titles of real properties belonging to Mother A and had them transferred to his name. Y died without being married while Z was not aware of the properties left by their mother.... The wife of X got hold of all the titles to the properties when X died. Z also died sometime in 2000. The wife of X died in 2010 and their descendants now have these titles(still under the name of X).
Please advise if the descendants of Z have any right to claim some of these properties. If yes, what steps should the descendants of Z do to claim their share of these properties?
