a lot property is for sale by the mother (originally owned by the father..died last year) but because its' conjugal one son is a minor (16 yrs old)..the mother says she is willing to execute an affidavit that the buyer will not be accountable for minor claimant and that the mother will be responsible for any claimant if there is...what's the risk of buying this property? how can make the sale legal?

you will be purchasing only 75% of the property. mother cannot bind son.
