Hello... There s a lot i would like to purchase. According to records, the owner of the lot is PNB.
PNB and M, the father, signed a Deed of Absolute Sale. M died right after. Wife has already passed away. The children, all married, failed to transfer title to their names. It has been 8 years since the father died. The children would now like to sell the lot to me and would like me to also take care of all legal documents. What are the implications if i were to do so?

the children can execute an extra judicial settlement with sale.

where is the title? talk to PNB just to make sure there is no problem on that side.

there will be 3 taxes to pay. taxes on the sale by pnb, and then by the kids and estate tax
