My father died last 1985 leaving a property with two titles under his name. My mom wants to consolidate the two titles into one and divide it to three for me, my brother and sister. what should be the first step to make this happen? thank you

i recommend you first settle your father's estate and you will all be co-owners of both properties and then execute a deed of consolidation and partition
