Dear Sirs,
I am a Malaysian married to a Filipino. Recently, we bought a piece of land from a close relative of my wife measuring about 6.9 hectares in the Barrio of Mapanique, Municipality of Candaba, Province of Pampanga. We had just recently completed the sale of the land from our relative and also in possession of the "Transfer Certificate of Title" from the Registry of Deeds for San Fernando, Pampanga , Department of Justice. In essence, I believe we are now the lawful and registered owner of the said parcel of land as the title is now registered lawfully under our names.
Our problem is that in the land that we purchased, there are 3 houses which have been there for a many years already. My relatives, who are generally poor and not so conversant with their rights, were not able to determine that these 3 house owners had encroached into their land as no proper survey was done until I made a proper survey prior to buying the land.
My question is how do I approach these "squatters" as they think they are the rightful owners but they are not able to produce any documents to prove so. They may have been duped by previous sellers.
Thank you,
Regards,
Johnny Lee

Mr. Lee,

You are a Malaysian yet you were able to purchase a house and lot in the Philippines? The Philippine laws do not allow foreigners to own a land. Can you clear this matter first? Thanks

My wife is a Philipino, therefore she can buy and own land. I am named as "married to" in the title under her name. Does this clarify the matter? Thanks.
