Hi Atty.

Married to foreigner in 1992 (non-appearance)separated in 1994 & purchased a property in same year using maiden name & status being single. Is it possible to sell & buy property using maiden name just the same?

what do you mean non-appearance?

you can sell it as single, but you will be vulnerable to charges of falsification.

if this is a lot, then you are the sole owner anyway. what you will need to declare is that your husband is an alien so he has no rights over the property.

There was a free lance liason who arranged marriage docs we just signed and "voila" marriage contract registered. Hence is this a ground for "nullity"?

Yes this is lot and so if declared how would deed of sale stipulate spouse name if signatory is no longer available?

yes, that is valid basis for declaration of nullity if it can be proven that there was never any ceremony.

add "cimgim, married to xxx, foreign national," then you have to provide proof of his foreign nationality.
