Writ of execution

Hello. I need an advice and clarification. My friend has a cancelled account with a developer. Condo unit po ito. May nag punta daw po na sheriff pero wala naman pong court order. Sbi in process na daw po ung writ of execution sa court. Pero nauna pumunta ung sheriff??? Though hindi nmn nila naabutan ung sheriff sa phone lng sinabi na nagpunta daw. At may threat pa po na makukulong daw ung friend ko. Hindi na po cla nakatira dun pero di pa nila nasusurender ung keys kse they are expecting to recover the unit kse at may natirang ibang gamit dun.

Pwede na po bang pumunt ung sheriff kahit wala pang court order?
May nakukulong po ba sa ganitong case? Salamat sa sasagot kung may idea kayo.
