bumili po kami lupa at hindi ng walang contract to sell. and by favor and to save the seller from foreclosure of other property pinagbigyan namin bayaran ng buo ang seller without the title being transfered to us. ang pinanghahawakan lang namin is verbal agreement that they will shoulder everything for the transfer of the title which from now takes a while na since the date from the Deed of Sale.

Ang tanong ko po anong legal na hakbang ang dapat namin gawin para maobliga ang seller na gawan ng paraaan ang pag transfer ng title?

do you have proof that you gave them the money? receipt?

yes meron kami proof na nareceive nila full amount of money. property is inherited so before it can be transferred taxes has to be paid. that's the problem we have now because it seems that they dont want to pay those taxes e.g estate tax, capitail gain etc...

there are two remedies, either file for a case of specific performance to compel them to fulfill their obligations or you spend for the transfer and claim the amounts spent from them.
