Hello po. Ask ko lang po if pwede ko po bang ipa-annotate ang isang absolute deed of sale sa isang land title kahit hindi notarised ung deed?

Nalaman ko po kasi na dapat pala mabayaran agad ang capital gains tax within 30 days after notarisation, otherwise mapepenalise ako. Eh hindi ko pa po mababayaran ung capital gains tax kasi marami pang concerns ung lupa. Kaya ang advise po sa akin was wag ko daw po "munang" ipa-notarise ung deed. Legal document pa rin naman daw siya kahit hindi notarised

Bale ang mayroon lang po ako sa ngayon ay waiver of rights (which I will get notarised) at tsaka ung absolute deed of sale.

Later ko pa po maaasikaso ung pagpapatitulo kasi marami pang issues (share lang kasi ng isang mas malaking lupa ung binili ko). Pero sabi dito (http://www.pinoylawyer.org/t31625-acquiring-a-title-for-a-portion-of-land) pwede ko naman daw ipa-annotate ung absolute deed of sale as protection.

Pero pwede nga ba if hindi notarised ung deed?
