here is the content of my contract.

"TERM - This lease shall be for a period of two years to take effect on may 2007 up may 2009. renewable upon mutual agreement for another two or more years. provided that the said contract is renewed otherwise it shall be considered terminated.

Valid pa po ba eto kasi nagrenew ako ng contract verbally pero wala naman akong pinirmahan na renewal.

does it mean you the lease will end this may 2011?

a verbal agreement to renew a lease contract is valid. the problem is how to prove it if there is a controversy.
