I'd like to ask an advise po.
More or less 30 years ago, Nagpagawa po kami ng bahay sa property namin through a loan in Development Bank of the Philippines. Na delinquent ang payments at na foreclosed, Pero dahil sa amnesty program ng gobyerno, nabili namin ang sarili naming bahay at lupa from Development Bank of the Philippines (DBP) sa halagang Php 18,000 noong June 8, 1988 with Official Receipt of the bank. May Deed of Absolute Sale between DBP as Vendor & my parents name as Vendee. Dahil sa kakulangan ng impormasyon at kaalaman, hindi alam ng mga magulang ko na dapat i transfer ang title sa pangalan nila. Dahil sa pag-aakala na nasa kanila naman ang Certificate of Title (nakapangalan ng DBP), Deed of Sale and Official Receipts ay sapat na 'yon na nagpapatunay na sila na ang may-ari. Updated naman po ang pagbayad ng Property Tax yearly.
Here's my inquiry:
1. Is the deed of sale still valid, with the amount of Php 18,000?
2. Since the seller is a corporation, do you know what other documents they need to provide since the deed of sale is still in 1988 yet?
3. Magkano kaya ang mga penalties for late registration? Updated naman po ang pagbabayad ng yearly Property Tax.
Sana matulungan nyo po ako, kasi wala naman kaming pambayad ng broker na mag asekaso nito.
