Hi everyone!

What to do for lost title of the land named after my Lolo who died long ago. The transfer hasn't been transfered to my Lola.
The title is lost. What she has is only xerox.

Then, how to transfer to grandchilden. Lola still has living children, all non-dependents and already citizen in other country.

How to proceed?

If you wish to retrieve a certified copy of the title, the Register of Deeds can issue to the appropriate party.
They will ask for an affidavit. If the title is under your Lolo's name, entry on estate taxes (BIR CAR, pls. validate) will be asked before any transfer will be accepted.
Transfers will require the services of a lawyer.
