good day. we wanted to ask for guidance. we are confused po kasi with the deed of sale. valid po ba ang unofficial deed of sale with assumption of mortgage na pinanotarized ng buyer without the seller or presenting id of seller. and walang binayad pa si buyer kay seller. considering na nalaloan pa sa bpi yung kotse? TIA

Better check the terms and conditions stated therein, it is premature to give a conclusion based on the title of the documents, likewise to presume that a notarized document carries with it its validity.

Marami pong notarized document na hinde valid because one way or another, yung terms and condition po is contrary to law or public policy.

skywalker (samboy lim)..ano kaya ang ibig mong sabihin ng unofficial deed of sale, para sa kaliwanagan dito?

pina notaryo pero walang ID ng seller o na ipresenta na seller o wala ang seller, yun ba ang ibig mong sabihin?

tapos, walang binayad dahil nagloloan pa?

Baka naman CONDITIONAL DEED OF SALE LANG YAN, kaya sabi ni tsi mng choi tingan mo yung dokumento ng mabuti.

ka si baka lang ha, naging unofficial kasi walang bayad pa..pero sa batas walng unofficial deed of sale...
