Arresto Menor

I am currently renting a 30+sqm commercial space for 35k. I have been asked to pay an 8-months security deposit which the contract says, will answer for unpaid charges. Now, I am running out of extra money to sustain the rental since my daily sales cannot cover my rent expense. I tried to ask the lessor if I can use my security deposit as a payment for the upcoming deadline of rental payment and they said that whatever sanction the contract says will be pursued. It is also indicated in the contract that they will close our establishment if we don't pay for the rental. What is the best action for me to do? Is there any legal ground for me to resolve this issue? I have no extra money to sustain the rent expense and if they'll close my store, it is all the more difficult for me to pay utilities. What can I do? THANKS!
