What Happens When You can't Pay Pag-ibig loan?

Dear Attorneys & Moderators,
here i am again..pls guide me, ive been paying pag-ibig for 38months na & ung transfer certificate title ay nakapangalan na sakin pro ung original ay nasa pag-ibig. nasa process ako ng selling the townhouse fullyfurnished na kaso may balance ako na 2months & kahapon ung due date ko to pay 6276(pang 1 month lang ito)..i called pag-ibig to inform na d ako makabayad sbi ok lng at kol nlng ako pg mgbbyad na pro dpt b4 d end of sept. mkbayad ako kht at least 1month. I asked what would happen, sabi skin just make sure makabayd ako b4 end of sept kaht 6276php. pls help me have idea of any legal possibilities? thank you po..

pag-ibig is very forgiving to late payments, but if you go too far, then their legal remedy is to foreclose on the mortgage and your property will be auctioned off.

sorry, i don't know how many months of missed payments it takes before they start taking action such as sending notices and demand letters.
