SPA from United States to sell commercial property

Arresto Menor

Hello, my mom is a U. S. citizen. She and her siblings are selling their commercial property in the Philippines. She is appointing her sister who lives on the property as her attorney-in-fact. Despite telling them the SPA has to be revised beforehand, the realtor mailed us 6 of the same spa's each signed by my mom's sister and 2 copies of one photo id. They are not notarized.

1. Are the spa's we received useless? I thought my mom has be the one to prepare it. Then she sign it in front of a notary and then authenticated?

2. If in case I edit the SPA, does the attorney-in-fact's signature need to be on there before sending to Philippine Embassy?

3. Does my mom need to send multiple SPA original copies or one to Philippines?

4. Is one photocopy of my mom's id and her sister's sufficient?

5. Anything else needs to be sent to Philippines?
