hi po,

ask ko lng po if i.assumed a property na loaned thru pagibig tapos i paid the seller 150k and property value is 900k, how much po ung capital gains tax? at pwede po ba hindi ko muna bayaran yun?

Yes, pwedeng hindi muna bayaran. The value of the Capital Gains Tax will be subject to computations against the Zonal Valuation of your Province. Anyway, did you and the vendor already executed Deed of Absolute Sale? Ano ang sinasabi duon patungkol sa bayaran ng Capital Gains Tax? Sino ang mag-sho-shoulder nun?

yes po, may deed of sale na po at ako po, buyer, ang magbabayad nun. can you give a rought estimate po nang capital gains tax na babayaran ko? medyo hesitant kasi ako pumunta sa BIR baka kasi they'd force me to pay directly.

This will disclose your personal data on the Forum because we will be needing the TAX Dec Value and Address of the Real Estate Property to determine the Zonal Valuation. The BIR will not require you to pay outrightly, the best thing to do is to visit BIR's website at http://www.bir.gov.ph and check out your area's Zonal Valuation; or better yet inquire with a Real Estate Agent near you.

Its 6% of the selling price + 1.5% of the selling price for documentary stamp tax.

900*6% = 54000
900*1.5= 13500
TOTAL = 67500
