whoa, a CAR from BIR? Are you asking how to TRANSFER a title? or do you have a property where you want to apply for an Original Certificate of Title or free patent?

your mention of a CAR gives me the idea there was already a previous title and you are transferring. If so, then your next step is just to go to the assessor's office and pay loc gov transfer tax and apply for the new tax dec.

after that just submit everything to the registry of deeds.

wala pang title yong lupa..yong nabili namin part lang nun..may old tax declaration na yong nabili naming lupa kaso hinde pa namin maipa-transfer sa amin kc daw may 10 yrs tax apng hindi nabayaran ng unang nakabili...kami po ba ang magbabayad sa tax na yon or yong unang nakabili?

ang gulo nga po eh hindi ko alam kung saan ako mag uumpisa..tapos kailangan pa daw ipasukat sa certified geodetic engineer kasi kailangan daw yong map/sketch ba tawag dun para sa pagkuha ng title...kasi yong unang nakuha naming geodetic engineer yong sketch nya hinde raw pwede gamitin para sa pagkuha ng title hanggang sa tax declaration lang daw,nagbayad pa naman kami ng napakamahal tapos hinde rin pala magagamit hanggang sa pagkuha ng title...ano po ba dapat gawin namin from the start hanggang sa magawan ng title yong lupa na nabili namin?tsaka ano mga papers na kailangan?

since this is residential land, i suggest you take advantage of RA 10023. you can find the implementing rules here:

basically, you have to apply for the title at DENR. good luck.
