Hello sir/ madam. I just would like to ask some legal insights 'bout what happened to us. Here's what happend---

We acquired kasi a parcel of land. Nung una 24 sq meters lang yung binili namin kay Mr. X for the amount of 23,000. Payments and everything happened last Nov 21, 2012. But before that may babaeng pumunta samin claiming na she's the Mother of Mr. X at sya daw ang may ari nung said parcel of land. But then, the transaction was already done at sinabi nung girl na sasabihin nya na lang sa anak nya na ibalik yung pera. After 2 days, pumunta si Mr. X sa amin. He claimed that yung babaeng pumunta sa amin was just his "STEP-MOTHER" so ayun walang nangyaring balikan ng pera. Di pinaniwalaan ng mother ko yung babae since yun nga sabi ni mr. X na step mom nya lang yun at tsaka di na bumalik ulit yung gurl. So after nun, nagkaroon ulit ng 2nd transaction. Binenta nya yung natitirang 100 sq. meter na lupa dun sa tabi ng una nyang binenta na lupa samin. So ayun, binili din ulit namin yung 100 sq. meter na lupa for P97,000. So all in all, we paid 120,000 for a 124 sq. meter parcel of land. Then just today, malaman laman lang namin na yung clinaim nya nya "STEP-MOTHER" nya is really his mother. At sya talaga yung may ari nung lupang binenta samin. Tapos nabalitaan din namin kanina na may nakita daw na yung nangungupahan dun na nagsusukat nung lupa. So, we assumed na baka may binentahan pang iba si mr. X nung lupa. The problem now is, we don't hold or have a deed of sale of that said parcel of land, pero may witness naman po kami when the transaction happened. At isa pa po, di na namin makita si Mr. X, ang sabi, umuwi na daw sya sa Isabela.

What legal advice can you give?
What are we supposed to do?
Ano ang pwede naming mahabol & how?
