our ancestral properties currently is registered under the childrens names plus our mothers name. she has recently passed away and needs to transfer the property to just the childrens name so we decide to sell or keep it. what is the best way to do this and what taxes is involve. please advise... thank you

If you like it to be titled in each children, then file a petition for judicial OR extrajudicial partition and Payment of Estate tax.

My mother and her 2 older sisters (all three now deceased) have left behind ancestral farm properties. My 2 aunts each adopted a child from their spouses side of the family, a niece and a nephew. Adoptions took place in late 1950's or 1960"s ( there are questions regarding the legal adoptions of these cousins of mine). I am a US born Filipino American. what rights am I entitled to as far as my mother's ancestral properties and what shall I do to be able to allow my biological cousins in the Philippines to allow them to use those properties. The adopted daughter of my aunt has all the papers, deeds and titles kept with her attorney in Baguio city. She and the adopted son of my other aunt now are living and working in the US. Need to know if I have any rights of ownership to these ancestral properties since I am the biological relative.
