I just want to ask if an extra judicial settlement is still needed for the property owned by my aunt, since, it was stated in the property title that she is "wife of my uncle". My uncle passed away more than 10 yrs ago.

My aunt and her children, all of legal age, are thinking of selling the property. The buyer is asking them to prepare the extra judicial settlement.

Is the extra judicial settlement really necessary? Can't she just execute a Deed of Absolute Sale? Anyway, she's the owner naman and it was inherited from my grandparents. Does she need to prove that it was acquired through inheritance from my grandparents? What documents are needed if so?

Is there a need also to petition for change of status from married to widow so that she could sell the property? How is this being done?

Would appreciate your advice. Thank you.
