Arresto Menor

Hi everyone. Im Phil from cebu.

I planned to buy a lot last week.
I consulted a lawyer and ask him to make a deed of sale. the transaction happened this morning in which the notary public did not ask for any valid ID for confirmation of both parties signatures.

Im afraid coz what if the seller did not give his real signature. The lawyer did not let us sign the notary register. I ask the lawyer if it would be better if we would put our thumbmark on the documents. He replied "its not needed.. Is the transaction still valid? Please help.
