Can I sell a parcel of land that will be given to me via Deed of Donation?

Hello po,

Your advice will be greatly appreciated!

My Father owns 3.3 hectares of land in Samal Island and we discussed about him transferring 300 sq. meters to me through a Deed of Donation. The land is free from any liens/incumbrances, meaning my father has with him a "clean title". So, I guess my questions are:
1. Is it legal and at all possible for him to transfer 300 sq.meters to my name via Deed of Donation? Or would I be able to have a title issued under my name for that parcel of land my father will give me via Deed of Donation?

2. Will I be able to sell that parcel of land (300 sq. mtrs) which will be given to me via Deed of Donation?

Looking forward for your expert legal advice.

Thank you.

Marvin
